The Sound side
Burien, Normandy Park and Des Moines have 1940s to 1970s houses on crawl spaces and daylight basements, bluff homes with big lower levels, and the condominiums along Marine View Drive with their sound rules. Vinyl plank in lower levels, laminate or vinyl plank on main floors.
The valley
Tukwila, Renton, Kent and Auburn's older neighborhoods sit on crawl spaces close to a high water table. The subfloor moisture check at the measure decides whether the floor can go in now or after the crawl space is dealt with. Renton Highlands, Fairwood, Kent East Hill and Lea Hill are 1960s to 1990s subdivisions with carpet-over-plywood that convert easily.

Federal Way's 1960s to 1990s housing and apartments; Covington, Maple Valley and Black Diamond's newer subdivisions with level plywood subfloors and large footprints. Whole-house vinyl plank and laminate projects, scheduled in stages.
Rentals and manufactured homes
South King County has the region's largest stock of apartments, rental houses and manufactured home communities. Per-unit pricing, a standardized waterproof product and attic stock for repairs serve landlords; manufactured homes get subfloor repair and vinyl plank.
